Some Goldman Sachs Loans In MA are to be "Written OFF!"

Tell your customers and you may be thanked over and over!

In an agreement with the Attorney General's office in MA, Goldman Sachs will totally write off ALL second loans on property in the commonwealth that at are 180 days or more in delinquent!  If you have a second mortgage that Goldman Sachs was or is involved with, you could be getting an early Christmas present!

Other loans will be reducedand there are even instructions that GS has to help borrowers work out agreements when a second lender holds a note on the same property! The attachments that describe which loans are on the list were not included in the 8 page document I read, but it must be somewhere.

If you have a loan, check to see if Goldman Sachs was involved.  You could be much better off than you think.

If you don't have a GS loan, I am wondering what factors created such an agreement and what other lenders will be working similar agreements.

This is data that is contained in a public report by the Federal Housing Finance Agency (FHFA). It shows Texas as one state that is still growing. One thing that is interesting is the 5 year appreciation in column 5.  All of these towns are double digit appreciation over the last 5 years even with the last few years of down turn.

Top of goo gle in 24 hours! One trick.

I was at a meeting this week where one guy said he'd won a bet because he'd gotten his site to the top of goo gle in 24 hours.  I listened to see if he was selling some "latest" tool or if he had some "black hat" type of seo spoof.  In fact, he had found a niche that many of us are not exploiting.

It is zip codes. Many of us don't include the zipcode of the town we work in on our pages or in our seo coding. If you list property, list the zip codes you have listing in somewhere on your web site.  I have reviewed literally thousands of web sites and it is always interesting to see what is left out. Sometimes it is intentional and many times it is just over looked.

So in your next seo modification, add some zip code info to your text and computer code.

And don't forget to get linked for free from www.REindex.com while you are getting your seo perfected.

Dale Stinton NAR CEO, Chicago ReBar's Unexpected Speaker

I grabbed a flight to Chicago early Monday morning so I could be at the NAR headquarters for the REBar Camp. I though it would be an interesting venue and who knew whom I'd meet. "Show up and see what happens." Having sponsored the recent rebar in Boston, I knew a little bit about what to expect.

Most of the groups at the Chicago rebar were useful and interesting. Topics were submitted by participants. Each "class" was lead, but input and discussion were encouraged as in all rebars. There were people there to sell something, although they generate interest by teaching a class rather than directly propositioning. The big Z and T usually have people there. People from smaller companies were there, too.

If you need pointers on SEO, twitter, or the Internet in general, a rebar can be useful, but you can also get many of the same pointers by searching on most search engines.  However, you don't get the interaction with other agents when you're searching on-line that you do at a rebar.  It does personalize Internet communication when you meet them IRL (in real life).

Since we met In Chicago at the NAR building, the CEO of NAR, Dale Stinton, gave a brief speech and then answered questions from the group.  It was interesting to listen to his perspective about where the NAR is and the things that are developing.  One agent from St Louis, asked if the NAR could get younger agents involved. Dale suggested the agent work his way into the committees at his board level. Having tried that already and having switched boards once in an attempt to find a more open board, the agent asked if something at the NAR could be instituted as a top down method.  Dale said he'd suggest 2 new seats on each committee that would be specifically for agents/brokers who are under 30 years old.

CEO Stinton tried to impart his own frustration with NAR members who don't respond to a "call for action" from NAR leadership. "We send out notice and all they have to do is push two buttons and they don't even push two buttons. We need more member involvement on issues that affect real estate and ownership." He went on to comment that a 1% response from a million members is not as useful as any director would prefer.

Another note of interest was the mention of an NAR exclusive database that includes every property in the US. Asked to clarify, Dale said that literally every property would be in the database and that it would be ready sometime this fall! This will give NAR members access to property information for every location in the US.

When asked if this would be open to R.com, the Big Z or T and sites like them, Dale was very thoughtful. After his pause, he stated that Z and T have their place. Then he carefully worded his comments about R.com to say that "there is no requirement that we share the database with (them)".  No mention was made that many MLSs have already, or are in the process of, pulling out of R.com and similar sites in favor of their members' sites.

Dale was very generous with his time. Although not all people there were Realtors, he listened to everyone and directly answered each inquiry with thought. He shook hands and continued speaking with me and other brokers and attendees when the formal meeting ended.

Hollywood East Gets Their Site Plan Approval!

Next stop? Hollywood East! The town of Plymouth MA (where the pilgrims are reputed to have landed and started the settlements that have become the USA) now has a new place in history! Hollywood East is a development that will impact the world almost as much as Myles Standish and Squanto!

With the opportunity to build a brand new media production facility, the Plymouth Rock Studios development team has begun a new era in media history. High tech with a green building focus will produce one of the most advanced movie and tv studios in the world. 14 sound stages, 10 acres of backlot, offices, editing faciities, housing, support facilities for all aspects of media production centered in one place! And the real estate values here are attractive!

One of the initial steps for the development is the road from the real world to the inner workings of imagination and vision. The town planning board needed to give its approval to the master development plan in order to get the first stretch of the Wampum colored road (instead of the yellow brick one) started. After much consideration and research - their vote was unanimous approval. Whoda thunk it - unanimous politicians in MA!

Falmouth Commodores Cape Cod Baseball League

The summer has begun!  The parade for the Falmouth Commodores down Main Street in Falmouth MA took place this week.  There were cheerleaders, and fans, and trumpets, and lots of activity announcing the opening of the Cape Cod Baseball League!

The Commodores are the Falmouth team in the league.  Players come from all over to play at a high level of competition and many go on to Major League Teams!  It is a summer league where the best players from colleges all over the country come to Cape Cod to play for the summer, and most are scouted by agents from MLB.  For the famiies that host players for the summer that is an especially fun possibility.

Jacoby Ellsbury, Jason Varitek, Nomar Garciaparra, Mo Vaughn, Kevin Eukelis are some of our favorites that have gone on to the "bigs".  This year, for the first time in 22 years, the CCBL All Star Game is going to be played at Fenway Park at 7:05 on July 23rd! What a fun time for all.

Top States Searched For Real Esate in MAY

The top states searched for real estate on REindex.com, The Site Engine in May, were NY, IL, CA, PA, IA, MO, TX, MA, FL, OH. Each of these states has been in the news lately for various real estate reasons.

New York real estate has seen a slow down, and even has had a few large real estate companies close. Illinois is coming back from its downturn. CA real estate has finally found bottom and is starting to move property again. Pennsylvania has an active economic development plan. Their web site, www.NewPA.com, has interesting information and growth data. They are working hard to attract attention.

Iowa homes for sale have been interesting to investors for awhile and it is in the top ten list again. Missouri real estate searches have recently increased. Their EOCDs has been working to attract new jobs and businesses. Texas has pockets of strength like Austin. It is also one of the states who's size usually attracts a lot of searches.

Massachusetts real estate is attracting attention for many reasons. One is Hollywood East near Cape Cod. It is a high tech, efficiency focused, media production facility that is cutting edge. It is more advanced and more thoughtfully planned, than any studio in the US. Another source of activity for MA real estate is the 200 schools and universities in the Boston area that provide a constant flow of real estate interest.

Florida is finally at bottom, and Ohio is coming out of its doldrums. Each of the Top Ten has a good reason to be on the list. Search for their economic development commission or group and you'll find good explanations. Some provide tax breaks. Some have a good pool of willing workers. Some just opportunity as a result of property value downturn over the last few years.

Hollywood West Will Be Envious! And Probably Suportive!

The overall idea of Hollywood East is to utilize the opportunity for a fresh start! They don't have to fix or improve or retread anything. They get to start from the beginning and incorporate all the lessons, wishes, and improvements that other studios have provided. And the implimentation of new technologies that both enhance the media business and the environment is exciting to watch.

The vision to build a studio that provides the maker with all the newest facility improvements and incorporates all the things that other stdios lack in part or in whole is creative and attractive. Adding in the trendy but real aspect of ecology and conservation and you have a very unique development.

The stars who love to make good product and who are also ecology minded and interested in conservation will prefer to be at astudio that not only provides a venue for their craft, but one that does so with values they encourage!

Yea! Plymouth Rock Studios!

Hollywood East is Greener than the California Desert!

The planers of Hollywood East are working hard to not only build green, but to have planned green from the beginning. In the clip below there are MIT techies studying ways to help plan Plymouth Rock Studios inot a green development.

A green development is one that incorporates conservation with use and function. Sort of green feng shui. (I wonder if the word function comes from feng shui?)

One of the goals of the Hollywood East developers is to build an exemplary studio complex that can be studied from all kinds of bulding perspectives. From cities and towns that want to grow to existing metropolis areas that can modify and retrofit or refit, the studio campus at Hollywood East will have an impact on more than the movie business alone.
